How it works.

  1. Register your buyer.

    Use the form below: your agency, your buyer's full name and country, and confirmation that the budget covers €3,900,000 and that proof of funds is ready.

  2. The owner confirms in writing.

    The owner reads every registration and replies personally within 48 hours. A registration counts from that written confirmation, for 6 months.

  3. Proof of funds, dossier, viewing.

    Send your buyer's proof of funds or bank letter by email when the owner asks. You then receive the plans and the technical dossier, and, for a confirmed viewing, the address. The owner or a representative is at every viewing.

  4. Paid on completion.

    3% of the sale price in the deed, IVA included, against your agency's invoice, on the day the deed is signed. If the sale does not complete, nothing is due.

Four rules.

This is not a listing: no listing agreement, no portals, no marketing. You are welcome only with a serious buyer you represent.

  1. There is no agents' viewing morning. Agents without a buyer are not invited.
  2. No agency may advertise the house anywhere, not even with the owner's permission. The owner keeps full control of the house's image and price.
  3. The "For agents" page is a gate: the only way in is to register a named buyer with proof of funds. No registration, no viewing.
  4. Agents who ask for an exclusive, a valuation or "to show it to their database" get one polite line back with the same rule, and nothing else.

The terms.

The same terms as the agent sheet, the same for every agency.

Commission
3% of the sale price in the deed, IVA (21%) included, to the agency that introduces the buyer. At €3,900,000 that is €117,000: €96,694.21 + €20,305.79 IVA.
Payment
Paid only on completion, at the notary, on the day the deed is signed. If the sale does not complete, no commission is due.
Open to
Non-exclusive. Any agency with a buyer can register one.
Registration
Register the buyer before the first viewing: full name, country, and proof of funds or a bank letter covering €3,900,000. The owner confirms each registration in writing.
Validity
A registration is valid for 6 months.
First introduction
First introduction wins. If the owner already knows the buyer, or another agency registered them first, the owner says so and the second agency earns nothing. There is one commission per sale.
Price
